Our pricing plans

FULL-SERVICE LISTING AGREEMENT

This is the service where your Attorney Agent (hereafter “AA”) with Attorneys’ Realty does everything for you from the beginning to end.

Below is a list of everything that is included in our Full-Service Listing Agreement.

  1. Market Analysis: Your AA will prepare and review with you a market analysis to give you a good idea of the price the home will most likely sell for which helps you set the listing price. 
  2. Professional Pictures
  3. For Sale Sign
  4. Lockbox
  5. List Property In All Relevant Venues: For residential properties, the property will be listed on the Multiple Listing Service (MLS), Realtor.com, Zillow.com and several other outlets. For commercial properties, the property will be listed on LoopNet and other commercial property outlets.
  6. Schedule and feedback on all showings.
  7. Monthly Property Updates until sold by your AA.
  8. Free Attorney Fees for transaction review listed below (Min. $1200 savings).

Attorneys’ Realty charges a percentage of the selling price for the full- service listing agreement just as non-attorney real estate brokerages do. However, we use the sliding scale below:

Selling Price and Commission

$300k and under = 3%

$301k to $999k = 2%

1 million and over = 1%

$99 BASIC DIY LISTING AGREEMENT
Attorneys’ Realty will list a seller’s property on the MLS or the commercial equivalent, but direct all inquiries and showing requests to the seller. The seller would act as her own agent. If you happen to choose this option, you can hire Attorneys’ Realty to complete the “transaction review” listed below to ensure your transaction is handled correctly from the beginning to the end.
 
$499 PREMIUM DIY LISTING AGREEMENT
Attorneys’ Realty will list your property on the MLS or the commercial equivalent, but direct all inquiries to you. However, Attorneys’ Realty will provide the following as part of the Premium DIY.
  1. SHOWINGTIME ACCOUNT: Showing time is a service that fields all showing requests and schedules them with you. It also has the buyer or buyer’s agent fill out a review of the showing so you can get feedback on each one.
  2. SIGN: We provide an Attorneys’ Realty For Sale Sign to post on your property.
  3. LOCKBOX: We will provide a coded lock box to put on the outside of your home so buyer agents can access your property for a showing without you being home (with your permission of course).
  4. PROFESSIONAL PICTURES: We will schedule a professional photographer to come out and take all the photos the MLS and other outlets require to list your property.

As with the Basic DIY Listing Agreement, you can hire Attorneys’ Realty to complete the “transaction review” listed below to ensure your transaction is handled correctly from the beginning to the end.

RESIDENTIAL TRANSACTION REVIEW FOR SELLER OR BUYER 
Once the seller or buyer in a residential real estate transaction have worked out the terms of the contract with the other party, Attorneys’ Realty can act as your transaction attorney to ensure you have a legally binding agreement that gets closed with no issues. We charge our standard $400 per hour for this service and require a $1200 retainer before beginning work. In most transactions, three hours is enough to complete everything. However, if for some reason more time is required to complete the transaction, then more money will be requested to put toward the retainer.  **see below for information about retainer.
 
COMMERCIAL TRANSACTION REVIEW FORSELLER OR BUYER
This would be billed at the same rate of $400 per hour.  However, for commercial transactions, there would be an initial retainer of $2400 before works begins. Six hours of work may or may not be enough to cover the work required in a commercial transaction. These transactions vary greatly.  Your attorney agent can give you a better idea of how much time would be involved prior to hiring us.
 
LEASING//LEASE REVIEW FOR RESIDENTIAL AND COMMERCIAL
Attorneys’ Realty can draft your lease for you or we can review a lease that you may have already executed. In either event, we would charge our standard $400 per hour. For simple residential, an $800 retainer is required before beginning work. For commercial leasing, the same hourly rate would apply, but a $1600 retainer would be required.
 
REAL ESTATE DISPUTES
Any real estate dispute would be billed at $400 per hour and a $2500 initial retainer would be required.
 
LENDER AND HOA FORECLOSURES
Attorneys’ Realty represents lenders and HOA’s in foreclosure actions against homeowners. We bill these cases at $400 per hour. The retainer would be determined upon the client speaking with the attorney prior to beginning work on a case(s).
 

*Buyer Commission: In residential listings, the seller can offer to pay for some of the buyer’s commission, but we are no longer allowed to offer it on the MLS or other outlets. The seller does not have to automatically offer to pay for any of the buyer’s commission. We recommend waiting for the buyer to address the commission for her agent in the offer itself. If you would like us to offer the commission to every buyer, this is something that would have to be communicated to each buyer or buyer’s agent once contact is made.

 

**Retainer: All retainers are deposited into an attorney trust account that is regulated by the Florida Bar. Any money left in the client’s trust account that is not used, will be returned to the client.
